5th Ward Project: A Proof of Concept for Electrification

The Challenge

The 5th Ward Project apartment complex, built between 1999 and 2000, faced aging HVAC systems with a patchwork of replacements over the years. With multiple brands and varying vintages of condensers scattered across the site, the inefficiencies were clear. Different unit sizes had to be squeezed into designated areas, often compromising proper clearances. Additionally, maintenance issues, such as pest infestations, were evident.

The Solution

Daikin and our team collaborated to replace 12 units with modern, efficient heat pumps as a proof-of-concept initiative. The goal was to demonstrate the feasibility and benefits of transitioning away from traditional resistance heating, which is expensive and places a heavy load on the power grid. The upgraded systems provided cleaner installations, improved site organization, and enhanced overall efficiency.

The Results and Future Implications

Although the project was completed in December and efficiency data is still being gathered, early estimates suggest a potential 30% reduction in overall electric costs related to heating and cooling. Further data collection will confirm these projections.

Encouraged by the initial success, the 5th Ward Project has received approval for an energy rebate to continue replacing additional units. This marks an important step toward broader electrification efforts in Houston and potentially across Texas.

The Bigger Picture

Daikin is actively working with the City of Houston and the State of Texas to push for updated building codes requiring heat pumps in new construction and replacement projects. This initiative aligns with their broader mission to promote energy efficiency and sustainability, reducing dependence on high-consumption resistance heating.

The 5th Ward Project is just the beginning. By proving the benefits of electrification in real-world applications, this project lays the foundation for a cleaner, more cost-effective future in heating and cooling solutions.
